Welborne Garden Village

Welborne is a new generation village, built differently from the outset. The master planned new community is located north of Fareham in Hampshire. Designed as a landscape led garden village, Welborne combines traditional neighbourhood design with modern sustainability principles to create a vibrant, future ready place to live.

The vision for Welborne is to deliver high quality homes, generous green space, and integrated community amenities, all supported by sustainable infrastructure. Energy performance and long-term carbon reduction are embedded into the development from the outset.

NIBE's Role in the Project

NIBE are supplying ground source heat pump systems for some of the homes delivered Welborne.

The properties are served by a shared ground loop ambient heat network, which distributes low grade renewable heat sourced locally. NIBE ground source heat pumps installed within each home provide efficient heating and hot water.

This forward-thinking approach delivers:

  • Low carbon heating and hot water
  • High levels of system efficiency
  • Reduced overall energy demand
  • Support for long term carbon reduction goals
  • Potential passive cooling during warmer months

By combining shared renewable infrastructure with in home heat pump technology, Welborne demonstrates how large-scale residential developments can successfully integrate future ready energy systems.

A Word from our Managing Director

Paul Smith, Managing Director of NIBE Energy Systems (UK), said:

“Welborne represents a new generation of thoughtfully planned communities, where long-term sustainability and quality of living are built in from the outset. By combining a shared ground loop network with NIBE ground source heat pump technology, these homes benefit from efficient, reliable heating and hot water while supporting the future direction of low-carbon housing.”

Energy Solution Key Facts

  • Welborne will host the UK’s largest water-source heating and cooling network of its kind.
  • Once fully built, the heat network will serve all 6,000 homes and 15,000 residents with low-carbon heat, hot water and cooling.
  • Estimated £160 annual energy cost saving for an average three-bedroom house vs air source heat pumps.
  • Potential to cut over 272,000 tonnes of CO₂ emissions in the first 25 years when compared with gas boilers.
  • Heat network emits up to 90% less CO₂ than gas boilers and roughly 50% less than air source heat pumps.

Pye Homes at Dashwood

Pye Homes is one of the selected housebuilders delivering homes in the first phase of Welborne, including properties within the Dashwood neighbourhood.

Known for combining traditional craftsmanship with modern construction standards, Pye Homes has designed its properties at Welborne to be highly energy efficient and future ready.

The integration of NIBE ground source heat pump systems ensures residents benefit from reliable, low-carbon heating and hot water, aligned with the development’s long-term sustainability vision.

CG Fry & Son at Welborne

Alongside Pye Homes, CG Fry & Son is also delivering homes as part of the first phase of Welborne Garden Village, contributing to the creation of a high-quality, sustainable new community.

Delivering Future-Ready Homes

The collaboration between NIBE, Pye Homes and CG Fry highlights the growing importance of integrating renewable heat networks and high efficiency heat pump technology into large scale residential developments.

At Welborne, sustainability is not an add on, it is embedded within the infrastructure of the community. By pairing ambient heat network technology with advanced ground source heat pumps, the first phase at Dashwood is helping to shape a new generation of homes designed to meet both today’s performance standards and tomorrow’s expectations.
